San Mateo is quietly Eichler country. Nineteen Hundreds, San Mateo Highlands, pockets of post-and-beam flats with radiant slabs, flat roofs and floor-to-ceiling glass. Beautiful, and a specific set of water problems the average restoration crew guesses wrong.

The radiant slab is the signature failure

Classic Eichlers heat the house through copper tubing cast into the concrete slab. After sixty years that copper develops pinhole leaks — and because the pipe is in the floor, the tell is not a drip.
